Turley Associates Submits A Suite Of Planning Applications For A 79,000 sq m Business Park At Adanac Park, Southampton

Planning consultancy Turley Associates has submitted 10 major planning applications for office, logistics, industrial, residential and leisure floor space on land owned by the Trustees of the Barker Mill Estates (TBME) in Southampton.

The scheme represents one of the largest commercial developments proposed on the South Coast in recent years and aims to deliver a flexible range of accommodation to meet growing market demand, particularly for office and distribution uses.

Adanac Park is located on farmland on the edge of Southampton and sits at the gateway into the city and the docks.  It is situated adjacent to the M27 and M271, providing excellent access to the strategic road network.  The site already accommodates the state of the art 15,000 square metre HQ building for Ordnance Survey, which opened in 2011, and sits adjacent to the 38,500 square metre Lidl UK GMBh distribution centre that was granted permission at the end of last year.  The site straddles the administrative areas of Test Valley Borough Council and Southampton City Council.

Turley Associates has led the preparation of the 10 interlinked planning applications, bringing together substantive evidence of the needs of the market and a comprehensive assessment of the site itself and its impacts.  The scheme will support economic growth in the Solent LEP region and provide a valuable boon to the local area in terms of job creation, with an estimated 3,600 jobs likely to be created.

The 10 applications are for various parcels of land within Adanac Park and relate to:

– An 80 bedroom care home and 26 residential units;

– 4,100sq m of storage and distribution space;

– 27,600sq m of storage and distribution space;

– 10,840 sq m of office space;

– Conversion of a farmhouse from residential to office space, plus additional 2,953 sq m of office space;

– 20,583 sq m of office space;

– 12,941 sq m of office space;

– Redevelopment of farmstead area and construction of 23 residential units;

– A new restaurant; and

– Access roads, footpaths, cycleways and landscaping.

Stuart Irvine, Office Director in the Southampton office of Turley Associates said: “Adanac Park represents the most exciting opportunity to deliver commercial development in South Hampshire in over a decade.  Whilst its sheer scale is impressive, it is the flexible nature of the proposals that will be of greatest importance, allowing the market to determine the scale and form of development that comes forward.”

He adds: “The scheme takes advantage of the sites’ excellent strategic location to support office and logistics uses, particularly in terms of its relationship with key locational drivers, such as the docks and motorway.  The proposals represent development that is very much of the right type, in the right place and brought forward at the right time.”

The scheme will now be considered by Test Valley Borough Council and Southampton City Council, with a decision likely to come forward in May 2014.
